Oklahoma City VA Loan- Buying a New Built

Hey there. This is Ruthie the Realtor, and today, I’m going to talk to you about buying a brand new house with your VA loan. Oklahoma City VA Loan- Buying a New Built. VA loans are very flexible at the same time that they’re not. So, the VA process is very simple. It’s the same process as buying a brand new home that’s already been built, or it’s in the process of being built by a reputable, reliable builder. They’re taking on all of the expenses of building the home, and then they’re just selling it to you.

It is not the same thing as going out and building a house yourself where you help create the floor plans and all of that. I’m talking more like here in the Oklahoma area, something like Home Creations, Taber Homes, things like that. Blue Ribbon homes where the process has already begun. The builder already owns the land. They are just out there actually selling the home to you. So, you’re going to go through the same process as if you were building a home that’s not brand new. So that’s great.

Some of the things that are way better about buying a brand new home with a VA loan rather than a home that’s already been lived in is that the VA process, the VA appraisal process, is very thorough because their job is to make sure that they protect our veterans, that our veterans get into a home that’s move-in ready, that they’re going to be able to reside in for as long as they need to with minimal issues, with minimal costs when it comes to repairs.

So, when you’re going in to purchase a home that’s already been lived in, as a VA client, you have to understand that the seller has to be willing to do those repairs and often they’re not. Often, sellers are a little bit worried about the finances, and they’re not quite as ready to make those arrangements for you, those repairs, which can cause for you not to get the house.

However, whenever you go in, some of the great lenders here near Tinker area, they will let you pick backsplash, the color schemes, things like that on a home that has never been lived in, that’s near the base or within driving distance from any other job, and it will definitely be a way smoother process because a new home’s not going to have those little issues. If they do, guess what? They’re still going to have an appraisal through the VA to make sure that you’re taken care of. So, those are some of the amazing reasons why you should feel free to buy a brand new home with your VA loan.

Now, remember, always make sure that you have a realtor, and that you have a lender in place before you go meet with the builder because builders love realtors. Builders allow us to bring them clients, assess the contracts, work through the process and would even get to negotiate some things that clients without realtors don’t get. For example, I’ve had a client a couple of years ago that bought a brand new home, and just about a year ago, she contacted me, and she said, “Hey, you know what? We found out that our neighbors who did not have a realtor, they didn’t get a fence. They didn’t get a bunch of the things that they’ve got because I negotiated it for them.”

It doesn’t cost the builder any more money to have a realtor, and it doesn’t cost you any more money, and it doesn’t make a difference in the price of the home. So, having a realtor is just more protection for you in help negotiating some of those things that are not standard in a new build.
